Purchasing Residential Real Estate: The Parties and the Contract by Randall S. Beach is a succinct and interesting look at the legal side of purchasing a new house. Using dance as a metaphor for the real estate process, Beach describes the “dancers” who are involved in this process: the seller’s and buyer’s agents, the home inspector, the seller’s, buyer’s and lender’s attorneys, and the title insurance agent. For each of these roles, he gives a very clear description of what the person does in the process and, more important, who the person represents. Beach then describes the Residential Purchase Agreement and what is involved in each section of the agreement. This is what most people call the “offer” to buy the house. The discussion of this agreement is very clear and the different terms of the agreement are well defined and include why each section of the document is important.
Purchasing Residential Real Estate is the first of several books about the real estate process. It is a very short book that can be read in less than an hour, but don’t let the length fool you – this book is packed with information that will help you understand the "dancers" and the contract involved when you are buying or selling a new house! While it would be particularly helpful for a first-time buyer of a house, even an experienced buyer or seller will be able to learn something new from this book. I highly recommend that you take a few minutes and read this book BEFORE you begin looking for your new house.
